How the calculators work
Amortization
Fixed-rate principal-and-interest calculations use standard monthly amortization. Each payment first covers accrued interest; the remainder reduces principal. Balloons display the remaining principal contractually due at the selected point.
Loan-to-value
LTV is the applicable loan balance divided by the entered property value. Stress tests vary property value and subtract entered costs; no LTV is labeled safe.
Present value / note value
Mathematical present value discounts the remaining contractual payment stream and any entered balloon using the selected investor yield. It is not a market quote.
Note-buyer yield
The stated note rate is the contract rate. Investor yield depends on the actual purchase price and payment stream. Monthly IRR is solved from those cash flows; annualized IRR is monthly IRR × 12, while effective annual yield is (1 + monthly IRR)¹² − 1.
Tax illustrations
Tax figures are educational estimates. Adjusted basis, capital improvements, home-sale exclusion eligibility, prior rental or business use, depreciation, existing debt, selling expenses and other facts can change actual treatment.
